Get architectural design leads in Canada

Design requests say which discipline is wanted before anyone is contacted: architectural drawings, interior design, a home inspection, an engineering assessment, a property survey, an energy audit or staging. They also say what the work is for — buying, selling, planning a renovation, or getting a permit through.

What a architectural design lead shows you

Every architectural design request answers these questions before it reaches you. Follow-up questions appear only when an earlier answer calls for them.

Property type is the third answer, and it decides more than it looks like it should. A detached house, a condo unit, a cottage and a multi-unit building are different approval paths for the same drawing, and a permit-driven request runs to the municipality's timetable rather than the owner's.

The guide homeowners get on this site

We publish a architectural design guide for homeowners. It is written for them, not for us, and its headings are a fair list of what someone who has read it will ask you about.

Read the architectural design guide

What the guide covers

  • Architect, architectural technologist or building designer: who should draw your house plans
  • Who may sign and seal house plans: Ontario's Architects Act, BCIN designers and the OAQ in Quebec
  • Residential architectural services: from feasibility study to contract administration
  • How architects' fees are structured for residential projects
  • Working with an architect: the brief, design reviews and decisions that keep a project on track
  • Zoning, heritage rules and budget: common hurdles an architect helps you clear

Questions it answers

  • Do I need an architect for a house addition?
  • Can I hire an architect only for permit drawings?
  • Who owns the plans an architect draws for me?
  • When should I contact an architect?
  • How do I check that an architect is licensed?

Licensing notes by province

Our provincial permit guides don’t list a licence specific to this trade. That isn’t legal advice: check with your province or territory and your municipality before you take on work.

Who may sign and seal house plans: Ontario's Architects Act, BCIN designers and the OAQ in Quebec

From our guide for this trade, with the official sources it was checked against.

In Ontario, the Architects Act lists exceptions to the requirement for an architect. They include designs for a building of not more than three storeys used for residential occupancy that contains one dwelling unit, or two attached dwelling units each built directly on grade, and for certain other buildings of not more than three storeys and 600 square metres in gross area. Houses in those categories can be designed by others, but independent designers and design firms must be qualified and registered with the Ministry of Municipal Affairs and Housing, which issues a Building Code Identification Number (BCIN) in categories such as House.

In Quebec, the Loi sur les architectes requires plans signed and sealed by an architect for the construction, enlargement or alteration of a building, with exceptions. The Ordre des architectes du Québec explains that a detached single-family house is exempt if, once the work is done, it has at most one basement level, no more than two storeys and a total gross floor area under 600 square metres. Semi-detached and row houses and small buildings of up to four dwelling units are exempt under similar limits, but with a total gross floor area under 300 square metres. Other provinces set their own thresholds, so check with your provincial association and your municipality.

How matching works

Requests are matched by published rules that are the same for every pro.

How we rank and match pros
  • You receive a request only for services you offer and haven’t excluded, in the areas you serve.
  • Your account must be active, with your email address and phone number verified, and you must be accepting new requests within the daily or weekly limits you set.
  • Requests reach you only with timings you accept, such as emergencies, and budgets that aren’t clearly outside the range you work in.
  • When more pros fit than a lead allows, we give more weight to an exact service match, how directly you cover the area, verification, how quickly you reply and, once you have at least three published reviews, your rating. Never to who pays more.
  • Each lead goes to a limited number of pros, and you see that number before you decide.

Invalid leads and refunds

If a lead turns out to be invalid, you can ask for a refund review from your dashboard. We look at each request and let you know the outcome. A lead may qualify when:

  • The contact details are wrong or don't work.
  • It duplicates a lead you already received.
  • It isn't a real request for work.
  • It's outside the services or areas you listed.

Verification you’ll need

Before you receive leads, you confirm your business email and phone number with one-time codes. Business registration, licence and insurance details are optional during sign-up; once our team checks them, your profile shows what was verified and when.

In this trade, these services often require a licence: Architects. Add your licence details during sign-up so our team can check them.
  • Contact details verified

You confirm your business email and phone number with one-time codes. This is required before you receive leads.

  • Business registration checked

Our team reviews the registration details you provide.

  • Licence and insurance checked

Where your trade calls for a licence or insurance, we review what you provide.

Verification shows which details were checked and when. It isn’t a guarantee of workmanship, and it can’t be bought.

Getting set up for design work

  • Choose only the disciplines you are entitled to sign for. Drawings that need a seal and drawings that do not are separate requests here.
  • If you handle the permit application as well as the design, say so. A request that exists to get a permit through is usually looking for exactly that.
  • Name the property types you take on. Multi-unit and commercial work rules out a lot of residential practices, and saying so early saves everyone time.
