Epoxy flooring is a resin coating applied to a concrete slab, in a basement, garage, workshop or laundry room, that cures into a hard, seamless surface that's easy to clean. Most systems are two components mixed on site, often with coloured flakes or quartz scattered into the wet coat and a clear topcoat sealed over them. Polyaspartic and polyurea coatings are related products, used alone or over an epoxy base.

Rolling on the coating is the quick part. Whether it bonds for years or peels in sheets depends on the slab: how well it's ground open, whether moisture is rising through it, which cracks and old sealers it hides, and whether the air and concrete stay within the temperature range the product needs to cure.

Epoxy vs polyaspartic vs polyurea floor coatings

Resin floor systems are usually built in layers: a primer or base coat that bonds to the concrete, an optional decorative broadcast, and a topcoat that takes the wear. Installers mix chemistries between those layers, so ask what goes into each one.

  • Epoxy: a two-part resin that bonds strongly to well-prepared concrete and builds a thick, hard layer; it cures fairly slowly, which gives the crew working time, and many formulas yellow or chalk in sunlight.
  • Polyaspartic: a fast-curing relative of polyurea, often used as the clear topcoat or in quicker systems; it stands up to sunlight better than most epoxies but leaves very little working time.
  • Polyurea: very fast-setting and somewhat flexible, used as a base coat in some systems, and its speed demands an experienced crew.
  • Thin epoxy paints and store-bought kits: a far thinner film than a professionally built system, adequate for light use but quicker to wear and lift under vehicles.
  • Flake and quartz broadcasts: chips or coloured sand scattered into the wet base coat add texture, hide slab blemishes and are locked in by the topcoat.
  • Solid-colour and metallic finishes: striking, glossy looks that show scratches, dust and tire marks more readily than a flake floor.

Surface preparation for epoxy: diamond grinding, crack repair and silica dust

Epoxy grips concrete mechanically, so the slab's smooth top skin, called laitance, along with old paint, sealers, curing compounds and oil stains, has to come off until the surface is open and slightly rough. Most professionals do this with a diamond grinder or a shot blaster; acid etching, common in kits, cleans less reliably and leaves residue that has to be rinsed away. Cracks and chipped areas are filled with a compatible repair material, and control joints are kept open or filled with a flexible product so slab movement doesn't split the coating.

Grinding raises fine dust containing crystalline silica, which CCOHS identifies as a known cause of lung cancer; its guidance discourages dry sweeping. For a basement job, ask for grinders connected to a HEPA dust extractor, plastic over doorways and furnace returns covered during the work. Old floor tile or black adhesive left on a basement slab should be tested for asbestos before anyone grinds it off, since Health Canada warns that fibres are released when such materials are disturbed.

Moisture in a concrete slab: signs of dampness and testing before an epoxy coating

Moisture rising through the slab is the most common reason a coating blisters or lets go, because vapour pushes up against a film that doesn't breathe. Older basements and garages built without a vapour barrier under the concrete are most exposed, and a new slab holds water from the pour for a long time before it's ready to coat.

  • White powdery deposits, dark damp patches or a musty smell point to water moving through the concrete.
  • Paint or sealer already peeling or bubbling on the slab warns that a new coating could do the same.
  • A plastic sheet taped down overnight that shows condensation underneath is only a rough screen; the installer should run the test method the coating maker specifies and compare it with that maker's limit.
  • Water entering through cracks or at the wall joint after heavy rain is a waterproofing problem to fix before any coating goes down.
  • Where readings run high, some systems start with a moisture-tolerant primer designed for the purpose, but only within the limits its maker sets.

Curing temperature and ventilation while an epoxy floor goes down

Resin coatings cure by chemical reaction, and temperature controls it. A cold basement or unheated garage slows curing and can leave a tacky or cloudy surface, while heat shortens the time the crew has to spread each batch. Coating makers set ranges for both air and slab temperature and want the slab comfortably warmer than the dew point so condensation doesn't form on it. In an unheated garage that usually means scheduling the work between late spring and early fall.

Uncured resins, hardeners and solvents give off strong vapours and can irritate or sensitize skin, so installers wear gloves and respirators suited to the product, and the space needs ventilation to the outdoors while coats go down and cure. Keep children and pets out, follow the label's instructions on flames and ignition sources for solvent-based products, which matters where a furnace or water heater shares the room, and ask the installer when people, then vehicles, can return.

Epoxy in basements, garages and workshops: where coatings work best

  • Basements: a coating makes a bright, washable floor for a laundry, gym or storage room, but it's cold and hard underfoot and won't cure a damp slab, so living areas often suit another floor or area rugs.
  • Garages: a well-prepared system with a topcoat rated for vehicles resists oil and hot tires, while road salt and freeze-thaw raise the stakes, as the garage flooring page explains.
  • Workshops: chemical and abrasion resistance are the draw, but dropped tools chip thin coatings, so a thicker build or a quartz broadcast holds up better.
  • Mechanical and laundry rooms: a coating turned up the base of the walls makes leaks and spills easy to clean, as long as floor drains stay open and working.

Slip resistance and everyday care for epoxy floors

A smooth, glossy coating can be slippery when wet, and basements and garages are exactly where slush, water and spilled detergent end up. Grip is built in, not added later: flakes, fine aggregate or an anti-slip additive in the topcoat give texture, with extra attention near doors, steps and floor drains. A textured floor is a little harder to mop, a trade most owners accept.

  • Sweep or dust-mop grit often, since sand under shoes and tires dulls the topcoat.
  • Clean with a neutral cleaner the maker approves, because soap-heavy or harsh products can leave a slick film or dull the surface.
  • Set pads under kickstands, jack stands and heavy equipment feet to spread point loads.
  • Wipe up oil, brake fluid and battery acid promptly, since some chemicals stain or soften coatings.
  • Have a worn topcoat scuffed and recoated before the wear reaches the colour or base layer.

Why epoxy floors peel, bubble or turn yellow

  • Peeling in sheets usually traces back to prep: coating over a sealer, oil or a slab that was never ground.
  • Blisters and pinholes come from moisture in the slab, or from air escaping porous concrete that was coated while warming up.
  • Coating lifting where the car parks means the system was too thin or not rated for hot tires.
  • Yellowing is sunlight on an epoxy topcoat that wasn't made for it.
  • Soft or tacky patches point to poor mixing or a slab that was too cold during curing.

How long does an epoxy floor coating last?

It depends far more on preparation, thickness and use than on the product name. A well-bonded, multi-coat system with a durable topcoat outlasts a thin kit coating by a wide margin, and recoating the topcoat before it wears through extends its life.

Can epoxy go over a painted or sealed concrete floor?

Rarely as is. Old paint and sealers keep new resin from gripping the concrete, so they're usually ground off completely. Coating over them transfers every weakness in the old layer to the new one.

Can a new concrete slab be coated with epoxy right away?

No. Fresh concrete holds a lot of water and needs time to cure and dry. The coating waits until the slab passes the moisture test the product's maker requires.

Is an epoxy floor safe in a home with children and pets?

The exposure comes mainly during application and curing, when vapours are strongest and uncured resin can irritate skin. Keep everyone out and ventilate until the installer says the floor has cured; after that, the practical concern is slip resistance.

Do DIY epoxy kits work as well as professional coatings?

For light use in a basement storage room, sometimes. Kits usually lay a much thinner film and rely on etching rather than grinding, so under hot tires and salty slush they tend to wear and lift sooner.
