Concrete repair covers the fixes that keep walkways, steps, patios, garage floors and driveways safe and sound without tearing them out: sealing cracks, patching spalled or chipped areas, rebuilding crumbling step edges, lifting sunken slabs and resurfacing worn surfaces. In most of Canada the damage follows a familiar pattern, with freeze-thaw cycles, de-icing salt and water under the slab doing most of the harm.

A good repair starts with a diagnosis. A thin crack in a patio, a slab that has dropped at the garage door and a crack running through a foundation wall can look alike at a glance but call for very different responses. A patch placed over a problem that's still active, such as a washed-out base or a downspout draining under the slab, rarely lasts.

Reading concrete damage: hairline cracks, structural cracks, spalling, scaling and sunken slabs

  • Hairline cracks: thin, often in a random pattern or inside a control joint, from shrinkage as the concrete dried; mostly cosmetic, but worth sealing outdoors so water stays out.
  • Wider or growing cracks: gaps that open further each season, cross a slab from edge to edge or leave one side higher than the other point to movement in the base, roots or frost heave.
  • Structural cracks: wide, stepped, displaced or leaking cracks in foundation walls, footings, load-bearing slabs or cantilevered steps need a specialist rather than a patch.
  • Scaling: the top skin peels off in thin flakes over a broad area and exposes the stone underneath; a surface problem driven by freezing water and de-icing salt.
  • Spalling: deeper chunks break away, often at edges, corners and joints, or over rusting steel that swells and pushes the concrete off.
  • Sunken or tilted slabs: a section that has dropped as a unit, usually because the soil beneath settled or washed out, leaving a trip edge or sending water toward the house.

When a concrete crack is a foundation problem

Flatwork repair deals with slabs on the ground, outdoors or in a garage. A crack in a basement wall, a crack letting water or soil into the basement, a slab pushing against the foundation, or new cracks appearing along with sticking doors and windows upstairs belong to a different job. Outdoor slabs can also be the cause rather than the symptom. A walkway or patio that has settled toward the house sends rain and meltwater against the foundation, and a gap where a slab meets the wall lets water run straight down beside it. Lifting the slab to restore the slope, or sealing that joint with a flexible sealant, often protects the foundation as much as the slab.

How concrete cracks and spalls are repaired: cleaning, sealing and patching

Crack repair depends on whether the crack still moves. Outdoor slab cracks usually do, with temperature and frost, so they're cleaned out, sometimes widened slightly with a grinder to give the sealant a clean, even channel, fitted with a foam backer rod if deep, and filled with a flexible sealant made for concrete. Rigid fillers such as epoxy lock the two sides together, but if the slab keeps moving it cracks again beside the repair, so they're kept for dormant cracks and specific structural work.

A spall or broken edge is repaired by removing everything loose down to sound concrete, cutting the edges of the patch square so it isn't feathered thin, and cleaning the area. Exposed steel is cleaned of rust or treated, a bonding agent is applied if the product calls for one, and a repair mortar rated for outdoor freeze-thaw exposure is packed in and finished to match the surrounding texture. The patch then cures as its maker directs, protected from sun, wind and frost. Expect it to stay visible: a patch almost never matches weathered concrete exactly.

Sunken concrete slabs: mudjacking, foam lifting or replacement

  • Mudjacking, or slab jacking: holes are drilled through the slab and a cement-based slurry is pumped beneath it to fill the voids and float it back up; the material is heavy and the holes are larger.
  • Polyurethane foam lifting: expanding foam is injected through smaller holes; it's light and the slab can usually be used again quickly, but the injection has to be controlled carefully to avoid overlifting or cracking the slab.
  • Both work only on a slab that is still in one piece and has settled rather than broken up, and both leave filled holes that show.
  • Neither fixes the cause: if water is washing soil out from under the slab, redirect the downspout or improve drainage first, or the slab will drop again.
  • Replacement wins when the slab is broken into several pieces, the base is badly eroded, or the height needed to restore drainage is more than lifting can safely give.

Concrete resurfacing and silica dust: preparing the surface for an overlay

Resurfacing puts a thin, bonded layer of polymer-modified cement over a scaled or worn slab, giving a fresh, even surface without a tear-out. It only works on concrete that is sound underneath: reasonably flat, not heaving and not saturated. Preparation decides whether it lasts. Weak surface material is removed by grinding or blasting until the slab is rough and clean, cracks are dealt with first, and existing joints are carried through the new layer so they don't come back as random cracks.

That grinding, along with saw-cutting patch edges and widening cracks, raises fine dust containing crystalline silica. The Canadian Centre for Occupational Health and Safety (CCOHS) says breathing it in can damage the lungs and lists crystalline silica as a known cause of lung cancer; it advises against dry sweeping or compressed air for cleanup and recommends water to keep dust down or an approved HEPA vacuum. Expect a contractor to use grinders with dust extraction or wet methods and suitable respirators, and keep children, pets and open windows away from the work.

Repairing concrete steps and walkways: crumbling edges, railings and trip hazards

Steps show damage first at the nosings and corners, where edges are exposed on two sides and take the scrape of shovels. Broken edges can be rebuilt with repair mortar held in temporary forms, and a scaled tread can be resurfaced, as long as the core of the step is solid. Railing posts set into the concrete are a common weak spot: water collects around a rusting post, freezes and splits the concrete, so the repair should include re-anchoring the railing and sealing around it.

Walkways usually need crack sealing, lifting of settled panels, or grinding down a small lip where one panel sits higher than the next. When steps have pulled away from the house, tipped forward, crumbled through their depth or sit on a failing base, patching isn't worth it; the concrete contractors page covers replacement. Any step or walk with a lip, a loose edge or a wobbly railing is a fall risk in winter and should be fixed before the first snow.

Sealing concrete and winter care after a repair

  • Seal outdoor cracks and joints in late summer or early fall, on a dry day, so water isn't sitting in them when freeze-thaw cycles begin.
  • Apply a penetrating sealer to steps, walkways and resurfaced areas once the repair products have cured as their labels require, and renew it when water no longer beads.
  • Check the repair product's instructions on de-icers, and use sand for traction on fresh patches and overlays through their first winter.
  • Point downspouts and sump discharge away from slabs and steps, and fill gaps along slab edges so meltwater can't wash out the base.
  • Walk the property each spring and note new cracks, lips and settled panels while they're small, since early sealing or lifting is far simpler than replacement.

Can I fill cracks in concrete myself?

Small, stable hairline cracks in a walkway or patio can be filled with a flexible concrete crack sealant, following its label. Cracks that are wide, growing or uneven, cracks in a foundation, and any job that involves grinding or cutting are better left to a professional.

Is a crack in my garage floor serious?

Most garage slab cracks come from shrinkage and stay cosmetic. Watch for one side rising above the other, a crack that keeps widening, or water coming up through it; those point to base, drainage or frost problems worth an assessment. Marking and dating the ends of a crack shows whether it grows.

Why do concrete patches pop out?

Usually because they were feathered too thin at the edges, placed over loose or dirty concrete, used an indoor product outside, or covered a crack or base that was still moving. Removing material back to sound concrete, square edges and a mortar rated for freeze-thaw make the difference.

Can concrete be repaired in winter?

Outdoor patches, sealants and overlays need the temperature range on their label and dry conditions to cure, so most outdoor repairs wait for spring, summer or early fall. A dangerous step can get a temporary fix in winter, with the proper repair planned for milder weather.
