Engineered hardwood installation puts real wood floors where solid boards struggle: on basement slabs, over radiant heating, in condos built on concrete and in rooms where wide planks are wanted. Each board has a top layer of genuine hardwood bonded to a core of cross-laid layers, so it looks and feels like a wood floor while moving less as the seasons change.

The product is only half the job. The methods the manufacturer allows, how the slab or subfloor is tested and prepared, what goes underneath and how the home's humidity is managed decide whether the floor stays flat and quiet. In a condo, the building's rules on sound can narrow the choice before anyone talks about colours.

How engineered hardwood is built: wear layer, plywood or HDF core and backing

Every engineered board is a sandwich. The wear layer on top is real hardwood: the part you see, walk on and may one day sand. Beneath it, the core keeps the board stable, and on many products a backing layer balances the board so it stays flat. How each layer is made shapes the floor's look, its sound underfoot and its tolerance for moisture.

  • Wear layer: sawn, sliced or peeled from the log; sawn and sliced faces look most like solid boards, while peeled faces can show a broader, less natural grain.
  • Plywood core: thin wood plies glued with their grain crossing, which resists swelling and gives nails or staples a good grip.
  • High-density fibreboard (HDF) core: a dense, smooth board common on click-together products, rigid and even but more sensitive to standing water than plywood.
  • Backing: a veneer or balancing layer on the underside that offsets the pull of the top layer and helps keep boards from cupping.
  • Edges and finish: small bevels hide slight height differences between boards, and the factory finish, whether a multi-coat lacquer or an oil, sets how the floor is cared for later.

Engineered hardwood in basements, over radiant heat and in condos

Engineered wood's stability is why it's often the only real wood a manufacturer approves in these places, but every approval comes with conditions written into the installation instructions. Read them for the exact product before buying: two floors that look alike can have different limits.

  • Basements over concrete: the slab has to be dry and stay dry, so leaks, white mineral deposits or a musty smell are dealt with first, then the slab is tested and covered with the moisture barrier the maker specifies.
  • Below-grade approval: check that the product is approved below grade at all, since some are limited to floors above ground level.
  • Radiant heat: many engineered products accept hot-water or electric systems, with limits on surface temperature, a gradual warm-up and approved attachment methods; a newly poured heated slab usually has to run for a while to drive out moisture first.
  • Condos on concrete: floating and glue-down methods avoid fastening into the slab, while the building's sound rules decide which underlay or membrane goes beneath.
  • Wide planks and long rooms: the cross-laid core keeps wide boards flatter than solid wood, but very large areas may still need the intermediate expansion breaks the instructions call for.

Engineered hardwood installation: floating, glue-down, or nail- and staple-down

The subfloor usually picks the method. The manufacturer lists the methods each product allows, and using another one can void the warranty.

  • Floating: boards lock or glue to each other over an underlay without being fastened down; it's quick and suits concrete, but the surface must be flat, because the floor bridges over dips and can sound hollow.
  • Glue-down: boards are set into adhesive spread on a prepared slab or subfloor for a firm, quiet floor; some adhesives double as a moisture barrier, but the adhesive, trowel and slab tests must all match the instructions.
  • Nail- or staple-down: fasteners go through the tongue into a wood subfloor, the usual choice on upper floors of houses; thinner engineered boards take staples or fine cleats suited to their thickness.
  • Nailing over concrete: some installers first build a wood subfloor on a barrier over the slab, which raises the floor but allows a nailed installation.
  • Details: door bottoms, thresholds, stair nosings and transitions to tile are planned ahead, because the added wood raises the floor and can leave doors dragging.

Choosing an engineered hardwood wear layer with future refinishing in mind

The wear layer decides how long the floor can be renewed rather than replaced. Manufacturers state its thickness on the specification sheet: a thicker layer generally leaves room for one or more full sandings later, while a thin one may only ever be recoated. Neither is a wrong choice. A thin layer can suit a rental or a floor you expect to change, and a thick one suits a house you plan to keep for a long time.

Other details affect refinishing too. Pronounced bevels have to be sanded down to disappear, which uses up the wear layer quickly, and a hand-scraped or wire-brushed texture is hard to bring back after sanding. Oiled floors can often be refreshed in spots, while lacquered floors are usually buffed and recoated room by room. Keep a box label or the product sheet: whoever refinishes the floor one day will need it.

Acclimatizing engineered hardwood and keeping indoor humidity steady

Engineered wood moves less than solid wood, but it still moves, and its wear layer can develop fine surface cracks, called checks, when the air gets very dry. Some products must sit in the room before installation, while others are made to go down straight from the box. The instructions decide, together with moisture readings taken on the boards and on the subfloor or slab.

Health Canada recommends keeping indoor relative humidity between 30% and 50%. For an engineered floor, staying within that range limits checking in winter and swelling in summer. Many manufacturers also set their own humidity range as a warranty condition, so compare the two and aim for where they overlap.

Sound underlay for engineered hardwood in condos: what your syndicate may require

In a condo, the floor you choose also affects your neighbours. A hard floor carries footsteps and dropped objects into the unit below, and the declaration of co-ownership or the building's bylaws often set conditions: an approved acoustic underlay or membrane, a test report showing a given level of performance, or written permission before carpet is replaced with wood.

The underlay has to suit the method. A floating floor sits on an acoustic underlay, while a glue-down floor needs a membrane bonded to the slab that works with the flooring adhesive. Send the product data sheets to the syndicate or condo corporation before ordering, keep its answer in writing and check the rules on work hours, elevator bookings and debris. Keep the gap at the walls, too: a floor jammed against the walls carries sound into the structure.

Engineered hardwood vs solid hardwood vs luxury vinyl plank: which suits your home

Each has its place. The real question isn't which is best, but which suits the room, the subfloor and the way you live.

  • Engineered hardwood: real wood that can go on slabs, over approved radiant heat and in many condos, with refinishing limited by the wear layer.
  • Solid hardwood: the longest sanding life and a traditional nailed installation, but at its best on wood subfloors above grade where humidity stays steady.
  • Luxury vinyl plank: the best tolerance for water and damp basements and an easy installation, but it can't be sanded and imitates wood rather than being wood.
  • Feel and sound: solid wood and glued engineered floors feel the firmest underfoot, while floating engineered and vinyl floors depend more on their underlay.
  • Repairs: a scratch in wood, solid or engineered, can often be touched up or sanded out, while a damaged vinyl plank is replaced.

Can engineered hardwood go in a basement?

Often, if the manufacturer approves the product below grade and the slab passes a moisture test. Deal with leaks and dampness first; a basement that takes on water now and then is better suited to vinyl or tile.

Is engineered hardwood waterproof?

No. The surface is real wood and the core is wood-based, so wipe up spills quickly and avoid standing water. Some products claim better water resistance, but read what the warranty actually covers.

Can engineered hardwood be installed over an existing floor?

Sometimes, over a sound, flat, well-bonded floor such as old vinyl or tile, if the instructions allow it. Doors, trim and appliances have to work with the higher floor, and old tiles or sheet vinyl that could contain asbestos should be left undisturbed or tested, never sanded.

Does engineered hardwood feel different from solid wood?

Glued or nailed, it feels much the same. A floating installation can sound more hollow and feel slightly softer, which a good underlay and a flat subfloor reduce.
