A finished concrete floor turns the slab itself into the floor: ground and polished to a sheen, coloured with stains or dyes, or cleaned and sealed. It's common in basements, lofts, slab-on-grade homes and additions, and wherever radiant tubing runs through the concrete. Unlike an epoxy coating, which covers the slab with a film of resin, these finishes work in or on the concrete's own surface, so its colour, stone and history stay visible.

That honesty cuts both ways. Cracks, patches, old glue marks and trowel scars show through, a basement slab can carry moisture up from the ground, and grinding raises dust that needs serious control. Knowing what your slab can become, and what it will always look like, is the first step.

Polished, stained or sealed: the main interior concrete floor finishes

Finishes range from a quick seal on an existing slab to a multi-step polish, and the look depends heavily on how deep the grinding goes.

  • Mechanically polished concrete: the slab is ground with progressively finer diamond tooling and treated with a densifier that hardens the surface until it reflects light.
  • Exposure level: light grinding keeps the smooth top paste, a deeper cut shows fine sand in a salt-and-pepper look, and the deepest reveals larger stones, a choice made before work starts.
  • Grind and seal: the slab is ground smooth and finished with a topical sealer rather than fully polished, giving a sheen in fewer steps but needing recoats as the sealer wears.
  • Acid stains: react chemically with the concrete to produce mottled, earthy tones that are never uniform, which is much of their appeal.
  • Water-based stains and dyes: offer a wider colour range and a more even tone, usually on a ground or polished surface protected by a guard or sealer.
  • Clear sealers: penetrating types leave the look unchanged while reducing dusting and staining, and film-forming types add sheen but scuff and need renewing.

Grinding a concrete floor: preparation, densifier and silica dust control

Every finish starts with preparation: old paint, glue and sealers are ground off, holes and cracks filled, and the surface opened up for the finish chosen. Polishing then works through finer and finer diamonds, with a densifier applied part way through and a stain-resistant guard at the end. Wet grinding keeps dust down but produces a slurry that has to be contained and disposed of properly, while dry grinding depends on powerful vacuum extraction.

Either way, grinding a slab releases crystalline silica, which the Canadian Centre for Occupational Health and Safety says can damage the lungs and lists as a known cause of lung cancer; it advises against dry sweeping and compressed air. In a lived-in house, ask for grinders connected to HEPA dust extractors, plastic sealing off the work area, heating vents and returns covered, and HEPA vacuuming at the end. In an older home, have black adhesive or old floor tile left on the slab tested before anyone grinds it, since Health Canada notes that asbestos fibres are released when such materials are sanded or removed.

Moisture and curing: when a concrete slab is ready for stain, polish or sealer

New concrete cures and dries slowly, giving off moisture long after it hardens. Natural Resources Canada advises allowing about a year of drying time before insulating or renovating a new basement, and while a polish tolerates moisture better than a glued floor, stains, dyes and film-forming sealers each come with moisture and age requirements from their makers. When a new slab will be polished, the finishing, curing method and protection during construction are best planned from the day of the pour.

In older basements, moisture rising from the ground is the bigger question, especially where no vapour barrier was placed under the slab. White powdery deposits, damp patches, a musty smell and old sealers that whiten or peel all hint at it. Moisture carries salts that can blotch stains and cloud or lift topical sealers, so the installer should test the slab as the finish maker directs, and water coming through cracks or at the wall joint gets fixed before any finish goes down.

Cold concrete floors: radiant heat in the slab and basement slab insulation

Concrete conducts and stores heat well, which makes a polished or stained slab one of the best finishes over in-floor heating, with no wood or rug slowing the warmth. Hydronic tubing is cast into the slab during the pour, so the heating design is settled before the concrete arrives, and grinding an existing heated slab is kept shallow and planned around the tubing's depth. Without heat, a bare basement slab feels cold underfoot. Natural Resources Canada notes that basement slabs are seldom insulated because most heat is lost through the upper part of the foundation walls, and calls installing or replacing a slab an excellent opportunity to add in-floor heating or make the floor radiant-ready, with insulation and heating lines placed before the pour. An existing slab kept as the finished floor can't be insulated underneath without replacing it, so comfort comes from rugs on breathable pads, good heating and steady humidity.

Cracks in a polished or stained concrete floor: filling, colouring or accepting them

Nearly every slab has cracks, and a polished or stained finish shows them rather than hiding them. Fine shrinkage cracks and saw-cut control joints are usually filled with a flexible or semi-rigid filler, tinted to blend in or left to contrast, and many owners come to see them as character. Patches and filled cracks take stain and polish differently from the original concrete, so they'll always read as repairs.

Cracks that are wide, growing, offset from one side to the other or letting water in aren't a finishing issue. A slab that's badly cracked, heavily patched or far out of flat is often better covered with another floor or a decorative overlay than polished.

Where a finished concrete floor works in a Canadian home

  • Basements: durable, washable and unharmed by the occasional dampness that ruins carpet or wood, though hard and cool without heat or rugs.
  • Slab-on-grade main floors and additions: new radiant slabs can be finished as polished concrete from the start.
  • Kitchens and entrances: shrugs off grit, boots and wear, but dropped glasses break and standing on it for hours is tiring.
  • Workshops and laundry rooms: handles traffic and spills, provided oil and harsh chemicals are wiped up before they stain.
  • Condos: removing old flooring may expose the structural slab, but building rules on sound transmission can require an acoustic floor, so check with the condo corporation or syndicate first.

Caring for polished and sealed concrete floors

  • Dust-mop or vacuum grit often in busy areas, since sand underfoot is what dulls a polish.
  • Clean with a neutral cleaner made for concrete, because vinegar and other acidic cleaners etch the surface and some strip sealers.
  • Wipe up wine, citrus, oil and tomato spills quickly; concrete is porous and a guard only slows staining.
  • Use felt pads under furniture and mats at entrances to catch grit and winter salt.
  • Renew a topical sealer or guard when water stops beading or traffic lanes turn dull; a polished floor can often be buffed or lightly repolished instead of stripped.

Can an existing basement floor be polished?

Often, if the slab is sound and reasonably flat. Old adhesives and coatings are ground off first, and patches, cracks and trowel marks will show in the finish. A small test area is the best preview of what your slab will look like.

Is polished concrete slippery?

Clean and dry, it's usually less slippery than its shine suggests. Water, grit, dust and thick glossy coatings reduce grip, so use mats at entrances, wipe up spills promptly and ask for a finish with good wet grip in areas like entries and laundry rooms.

How is stained concrete different from an epoxy floor?

Stain colours the concrete itself, leaving its texture and variation visible under a thin sealer or guard. Epoxy is a thicker resin film that covers the slab and hides most blemishes. Stain won't disguise a rough slab; epoxy needs a drier slab and more thorough grinding to bond.

Can radiant heating be added to an existing concrete floor?

Not inside the existing slab, but a heated layer can go on top of it, or the slab can be replaced with tubing and insulation cast in. Both raise the floor or involve major work, and the heating design belongs to a heating contractor.
