Get commercial cleaning leads in the UK

Facility requests describe the building before they describe the work. The client picks the type of premises — an office, a store or restaurant, an industrial or warehouse site, or the common areas of a residential building — and says how big it is, from a single unit to several floors or several sites.

What a commercial cleaning lead shows you

Every commercial cleaning request answers these questions before it reaches you. Follow-up questions appear only when an earlier answer calls for them.

Frequency is the other half of the brief: a one-time clean, daily, weekly, or an ongoing contract. The same requests also cover security and facility management, so one may ask for a guard on site, a mobile patrol, event security or alarm response rather than cleaning at all.

The guide clients get on this site

We publish a commercial cleaning guide for clients. It is written for them, not for us, and its headings are a fair list of what someone who has read it will ask you about.

Read the commercial cleaning guide

What the guide covers

  • COSHH and the chemicals your cleaners bring on site
  • TUPE when a cleaning contract changes hands
  • How commercial cleaning contracts are packaged in the UK
  • Writing a specification you can actually inspect against
  • Safety duties that come with cleaners in your building
  • Why commercial cleaning contracts go wrong

Questions it answers

  • Do commercial cleaning companies need a licence in the UK?
  • If I change cleaning contractor, do the existing cleaners transfer to the new one?
  • What is a COSHH assessment and should I see one?
  • Should cleaning happen out of hours or during the day?
  • How should I judge whether the cleaning is good enough?

TUPE when a cleaning contract changes hands

From our guide for this trade, with the official sources it was checked against.

This is the point most buyers miss. Under the Transfer of Undertakings (Protection of Employment) Regulations 2006, employees can be protected not only when a business is sold but on a service provision change. GOV.UK defines that as covering three situations: a service provided in-house being awarded to a contractor, a contract ending and being given to a new contractor, and a contract ending with the work transferred back in-house by the former customer. Cleaning is the worked example GOV.UK itself uses.

Where TUPE applies, the employees' jobs usually transfer to the new company, their terms and conditions transfer with them and continuity of employment is maintained. The size of the business does not matter. Only the employees who can be clearly identified as providing the service being transferred are protected, so the incoming contractor needs accurate information about who is assigned to your site and on what terms.

Two exclusions are worth knowing. TUPE does not protect employees where the contract is for the supply of goods for the company's own use, or where it is for a single event or short-term task. So a one-off post-build clean is a different proposition from a rolling janitorial contract. Employers must also inform and consult representatives before a transfer, and can be penalised if they do not, which is why tender timetables that leave no room for consultation cause trouble. Acas and Citizens Advice are the sources GOV.UK points to for working out whether TUPE applies to a particular transfer.

How matching works

Requests are matched by published rules that are the same for every pro.

How we rank and match pros
  • You receive a request only for services you offer and haven’t excluded, in the areas you serve.
  • Your account must be active, with your email address and phone number verified, and you must be accepting new requests within the daily or weekly limits you set.
  • Requests reach you only with timings you accept, such as emergencies, and budgets that aren’t clearly outside the range you work in.
  • When more pros fit than a lead allows, we give more weight to an exact service match, how directly you cover the area, verification, how quickly you reply and, once you have at least three published reviews, your rating. Never to who pays more.
  • Each lead goes to a limited number of pros, and you see that number before you decide.

Invalid leads and refunds

If a lead turns out to be invalid, you can ask for a refund review from your dashboard. We look at each request and let you know the outcome. A lead may qualify when:

  • The contact details are wrong or don't work.
  • It duplicates a lead you already received.
  • It isn't a real request for work.
  • It's outside the services or areas you listed.

Verification you’ll need

Before you receive leads, you confirm your business email and phone number with one-time codes. Business registration, licence and insurance details are optional during sign-up; once our team checks them, your profile shows what was verified and when.

  • Contact details verified

You confirm your business email and phone number with one-time codes. This is required before you receive leads.

  • Business registration checked

Our team reviews the registration details you provide.

  • Licence and insurance checked

Where your trade calls for a licence or insurance, we review what you provide.

Verification shows which details were checked and when. It isn’t a guarantee of workmanship, and it can’t be bought.

Getting set up for commercial cleaning work

  • Set the premises types you service. A warehouse floor and a restaurant kitchen need different equipment and different staff.
  • If you want ongoing contracts rather than one-off cleans, say so plainly. The client chooses the frequency inside the request.
  • Security work arrives through these same requests. If you supply guards or patrols as well as cleaning, tick both so you see all of it.
