Get commercial cleaning leads in the US

Facility requests describe the building before they describe the work. The client picks the type of premises — an office, a store or restaurant, an industrial or warehouse site, or the common areas of a residential building — and says how big it is, from a single unit to several floors or several sites.

What a commercial cleaning lead shows you

Every commercial cleaning request answers these questions before it reaches you. Follow-up questions appear only when an earlier answer calls for them.

Frequency is the other half of the brief: a one-time clean, daily, weekly, or an ongoing contract. The same requests also cover security and facility management, so one may ask for a guard on site, a mobile patrol, event security or alarm response rather than cleaning at all.

The guide clients get on this site

We publish a commercial cleaning guide for clients. It is written for them, not for us, and its headings are a fair list of what someone who has read it will ask you about.

Read the commercial cleaning guide

What the guide covers

  • Contract types and the buildings they suit
  • Hazard communication: labels, safety data sheets and training
  • Bloodborne pathogens where cleaners meet sharps and body fluids
  • Worker classification, and why it lands on your premises
  • Writing a scope of work that can be inspected
  • What actually goes wrong
  • Periodic work and why it should be scheduled, not requested

Questions it answers

  • What safety paperwork should a cleaning contractor be able to show me?
  • Are cleaners employees or independent contractors?
  • Should I buy nightly cleaning or a day porter?
  • How do I stop cleaning quality from sliding after a few months?
  • Who is responsible if something is damaged or goes missing overnight?
  • Does a medical office need a different cleaning contractor?

Worker classification, and why it lands on your premises

From our guide for this trade, with the official sources it was checked against.

Cleaning is one of the sectors where workers are most often presented as independent contractors, sometimes through franchise or unit-owner arrangements layered over what functions as ordinary employment. The IRS is direct that correctly determining whether workers are employees or independent contractors is critical, since an employer generally must withhold and deposit income, Social Security and Medicare taxes on employee wages, pay the matching employer share and pay unemployment tax.

The common-law analysis turns on the degree of control and independence, grouped into three categories of evidence: behavioural, meaning whether the business controls or has the right to control what the worker does and how they do it; financial, meaning who controls the business aspects such as how the worker is paid, whether expenses are reimbursed and who supplies tools; and the type of relationship, meaning written contracts, employee-type benefits, whether the relationship continues and whether the work is a key aspect of the business. No single factor decides it, and the IRS advises weighing the whole relationship and documenting the reasoning. Where a determination is genuinely unclear, Form SS-8 asks the IRS to make one.

How matching works

Requests are matched by published rules that are the same for every pro.

How we rank and match pros
  • You receive a request only for services you offer and haven’t excluded, in the areas you serve.
  • Your account must be active, with your email address and phone number verified, and you must be accepting new requests within the daily or weekly limits you set.
  • Requests reach you only with timings you accept, such as emergencies, and budgets that aren’t clearly outside the range you work in.
  • When more pros fit than a lead allows, we give more weight to an exact service match, how directly you cover the area, verification, how quickly you reply and, once you have at least three published reviews, your rating. Never to who pays more.
  • Each lead goes to a limited number of pros, and you see that number before you decide.

Invalid leads and refunds

If a lead turns out to be invalid, you can ask for a refund review from your dashboard. We look at each request and let you know the outcome. A lead may qualify when:

  • The contact details are wrong or don't work.
  • It duplicates a lead you already received.
  • It isn't a real request for work.
  • It's outside the services or areas you listed.

Verification you’ll need

Before you receive leads, you confirm your business email and phone number with one-time codes. Business registration, licence and insurance details are optional during sign-up; once our team checks them, your profile shows what was verified and when.

  • Contact details verified

You confirm your business email and phone number with one-time codes. This is required before you receive leads.

  • Business registration checked

Our team reviews the registration details you provide.

  • Licence and insurance checked

Where your trade calls for a licence or insurance, we review what you provide.

Verification shows which details were checked and when. It isn’t a guarantee of workmanship, and it can’t be bought.

Getting set up for commercial cleaning work

  • Set the premises types you service. A warehouse floor and a restaurant kitchen need different equipment and different staff.
  • If you want ongoing contracts rather than one-off cleans, say so plainly. The client chooses the frequency inside the request.
  • Security work arrives through these same requests. If you supply guards or patrols as well as cleaning, tick both so you see all of it.
