Get architectural design leads in the US

Design requests say which discipline is wanted before anyone is contacted: architectural drawings, interior design, a home inspection, an engineering assessment, a property survey, an energy audit or staging. They also say what the work is for — buying, selling, planning a renovation, or getting a permit through.

What a architectural design lead shows you

Every architectural design request answers these questions before it reaches you. Follow-up questions appear only when an earlier answer calls for them.

Property type is the third answer, and it decides more than it looks like it should. A detached house, a condo unit, a cottage and a multi-unit building are different approval paths for the same drawing, and a permit-driven request runs to the municipality's timetable rather than the owner's.

The guide homeowners get on this site

We publish a architectural design guide for homeowners. It is written for them, not for us, and its headings are a fair list of what someone who has read it will ask you about.

Read the architectural design guide

What the guide covers

  • What a residential architect is actually being paid to do
  • How an American architect becomes licensed, and what that proves
  • When your state requires an architect's seal on a house
  • Architect, engineer and designer: who signs what
  • The phases of an architect's contract, in order
  • Where architect-led house projects go wrong
  • What moves an architect's fee, and where LokalMatch comes in

Questions it answers

  • Do I legally need an architect to build or remodel a house?
  • Can someone call themselves an architect without a licence?
  • What does an architecture licence actually require?
  • Is an architect licensed in another state allowed to work on my house?
  • Should I pay for construction administration?

Our provincial permit guides don’t list a licence specific to this trade. That isn’t legal advice: check with your province or territory and your municipality before you take on work.

When your state requires an architect's seal on a house

From our guide for this trade, with the official sources it was checked against.

This is the part that surprises people. Across much of the country a single-family house can be permitted from drawings no architect ever touched. California exempts plans for single-family dwellings of woodframe construction not more than two stories and basement in height, and multiple dwellings containing no more than four dwelling units of the same construction and height, with the caveat that clusters of four cannot be stacked up to form a larger complex on one lawfully divided lot. Florida exempts any one-family or two-family residence building, townhouse, or domestic outbuilding appurtenant to any one-family or two-family residence, regardless of cost.

The exemptions have edges, and the edges are where the seal comes back. California's exemption ends where a portion of the structure deviates from conventional woodframe code standards, and those portions must be prepared by a licensed architect or a registered engineer. Practically, that means the long clear span over the folding glass wall, the cantilever, the tall stud wall or the steel moment frame lands on an engineer's desk even when the rest of the house does not. Seattle tells homeowners directly that house drawings rarely require a professional stamp indicating they were created by an architect or engineer, and that you may prepare the drawings yourself or hire a professional. Ask your own building department which parts of your project they will accept unsealed, before you hire anyone.

How matching works

Requests are matched by published rules that are the same for every pro.

How we rank and match pros
  • You receive a request only for services you offer and haven’t excluded, in the areas you serve.
  • Your account must be active, with your email address and phone number verified, and you must be accepting new requests within the daily or weekly limits you set.
  • Requests reach you only with timings you accept, such as emergencies, and budgets that aren’t clearly outside the range you work in.
  • When more pros fit than a lead allows, we give more weight to an exact service match, how directly you cover the area, verification, how quickly you reply and, once you have at least three published reviews, your rating. Never to who pays more.
  • Each lead goes to a limited number of pros, and you see that number before you decide.

Invalid leads and refunds

If a lead turns out to be invalid, you can ask for a refund review from your dashboard. We look at each request and let you know the outcome. A lead may qualify when:

  • The contact details are wrong or don't work.
  • It duplicates a lead you already received.
  • It isn't a real request for work.
  • It's outside the services or areas you listed.

Verification you’ll need

Before you receive leads, you confirm your business email and phone number with one-time codes. Business registration, licence and insurance details are optional during sign-up; once our team checks them, your profile shows what was verified and when.

In this trade, these services often require a licence: Architects. Add your licence details during sign-up so our team can check them.
  • Contact details verified

You confirm your business email and phone number with one-time codes. This is required before you receive leads.

  • Business registration checked

Our team reviews the registration details you provide.

  • Licence and insurance checked

Where your trade calls for a licence or insurance, we review what you provide.

Verification shows which details were checked and when. It isn’t a guarantee of workmanship, and it can’t be bought.

Getting set up for design work

  • Choose only the disciplines you are entitled to sign for. Drawings that need a seal and drawings that do not are separate requests here.
  • If you handle the permit application as well as the design, say so. A request that exists to get a permit through is usually looking for exactly that.
  • Name the property types you take on. Multi-unit and commercial work rules out a lot of residential practices, and saying so early saves everyone time.
