An apartment move is shaped by the lease as much as by the furniture. Before a box is packed, a tenant has to give proper notice, line up the move-out date with the new move-in date and find out how each building handles moves: who books the elevator, which door the crew uses and when moving is allowed. The load is usually smaller than a house, but narrow hallways, shared stairwells and scarce parking make it anything but simple.
The job isn't over when the truck is loaded. Renters leave the old unit clean, go through it with the landlord, hand back keys and fobs, and move their utilities, tenant insurance and mail to the new address. Doing these steps properly protects a deposit where there is one and ends the tenancy on good terms.

Giving notice before an apartment move: tenant rules in Ontario, Quebec and British Columbia
In Ontario, the Landlord and Tenant Board explains that a tenant who pays rent monthly and isn't in a fixed-term tenancy must give at least 60 days' notice in writing, on Form N9, and that the termination date has to be the last day of a rental month. A tenant who moves out without proper notice may stay responsible for rent until the unit is rented again or until the earliest date the tenancy could have legally ended.
In Quebec, the Tribunal administratif du logement sets the notice a tenant gives to not renew the lease: 3 to 6 months before the end of a lease of 12 months or more, 1 to 2 months before the end of a shorter lease, and 1 to 2 months before the desired end of a lease with an indeterminate term. A tenant who has received a notice modifying the lease, such as a rent increase, and wants to leave replies within 1 month of receiving it. Keep a copy of your notice and proof that the landlord received it.
In British Columbia, a tenant on a month-to-month agreement gives written notice that the landlord must receive at least one month before the effective date and before the day rent is due, and the province stresses that this means a complete rental month, not simply 30 days. Fixed-term leases and other provinces follow their own rules, so check your lease before you set a date with the mover.
Walk-ups, rental towers and apartments in houses: how the building shapes moving day
In a walk-up, duplex or triplex, there's no elevator to book, but every load goes up or down the stairs, and outdoor staircases can be steep, narrow or icy. In a rental tower, moves are usually arranged through the superintendent or the property office, which may reserve a service elevator, limit moving hours and ask for the mover's insurance details. A basement or upper unit in a house often shares an entrance and a driveway with the owner or other tenants, so agree ahead of time on where the truck will park and when.
- Ask each building in writing how moves are booked, which entrance and elevator to use and what hours are allowed.
- Tell the mover the floor, the kind of stairs and the distance from the door to the truck at both addresses.
- Collect the keys, fobs and any parking pass for the new unit before the crew arrives, so no one waits at a locked door.
Packing a small apartment: space-saving tips for studios and one-bedrooms
In a small unit, the hard part is finding room for the boxes. Pack in stages, starting with what you use least, and stack full boxes along one wall so the apartment stays livable through the last weeks.
- Sell, donate or give away what you won't use before buying boxes, since each item gone is one less to pack and carry.
- Measure the new unit's rooms, doorways and stairwell against your largest furniture, and let go of pieces that won't fit.
- Use suitcases, laundry baskets and bins as containers, and cushion fragile items with towels and linens.
- Keep boxes small enough to carry down narrow stairs, and spread heavy items across several boxes.
- Pack a first-night box with bedding, a towel, toilet paper, a pot or kettle, basic tools and chargers.
Hiring apartment movers vs renting a truck and moving yourself
For a ground-floor studio with little furniture, a rented van and a few friends can do the job. Moving yourself, though, makes you responsible for driving and parking a truck you may not be used to, for injuries on the stairs and for any damage to the building's walls, doors or elevator. Check whether your tenant insurance covers your belongings while you carry them, and what protection comes with the rental truck.
Movers bring dollies, pads and the know-how to turn a sofa on a tight landing, and a small crew can often empty a one-bedroom quickly. A middle path is to pack yourself and hire movers for the furniture and the heaviest boxes only, keeping in mind that the Office of Consumer Affairs notes a mover is generally not liable for goods you packed yourself.
Move-out cleaning and the final walkthrough with your landlord
Clean the appliances inside and out, the bathroom, cupboards, floors and windowsills, and remove everything you brought, including what's in a storage locker or on the balcony. In British Columbia, the province says cleaning the unit at move-out is the tenant's responsibility, but tenants aren't responsible for reasonable wear and tear, meaning the natural deterioration that comes with age and normal use.
A walkthrough with the landlord records the unit's condition. In British Columbia, the landlord should propose two times for the move-out condition inspection, a tenant who doesn't take part may lose the right to have the damage or pet deposit returned, and once the landlord has the tenant's forwarding address in writing, it has 15 days to return the deposit if there are no issues. Wherever you rent, take dated photos or a video of every room after cleaning, hand back all keys and fobs, and ask for a written acknowledgement.
Utilities, tenant insurance and mail forwarding when you change apartments
- Schedule the closing or transfer of electricity, and gas if you have it, for your move-out date, and open service at the new unit for the day you get the keys, unless the landlord includes it in the rent.
- Book internet installation early, since installers are busy in the same peak periods as movers.
- Ask your tenant insurer to move your policy to the new address on moving day, and whether belongings are covered in transit.
- Canada Post's Mail Forwarding is bought before the move and can start as early as 5 days after an online purchase or 3 days after buying at a post office; parcels aren't forwarded, so update online stores yourself.
- Give your old landlord your forwarding address in writing, which matters for a deposit and any final paperwork.

How much notice do I need to give my landlord before moving out?
It depends on your province and lease. In Ontario, a monthly tenant gives at least 60 days' written notice ending on the last day of a rental month; in Quebec, a 12-month lease calls for notice 3 to 6 months before it ends; in British Columbia, a month-to-month tenant gives a full rental month's written notice.
Can I move out of my apartment before the lease ends?
Leaving without proper notice can leave you owing rent. In Ontario, the Landlord and Tenant Board says such a tenant may remain responsible for rent until the unit is re-rented or the earliest valid termination date. Ask your landlord whether you can agree in writing on an earlier date.
Do I have to clean my apartment before moving out?
Yes. British Columbia states it plainly: cleaning at move-out is the tenant's job, though reasonable wear and tear isn't the tenant's responsibility. Photos taken right after cleaning are your best evidence if the landlord disagrees.
Who books the elevator in a rental building?
Usually the tenant, through the superintendent or property office. Ask at both buildings as soon as your date is set, and pass the confirmed time and any insurance requirements on to the mover.
Is it worth hiring movers for a studio apartment?
Often, if there are stairs, a heavy bed or sofa, or no parking near the door. A small crew with the right equipment works quickly, and you avoid driving a rental truck and the risk of injury or damage to the building.
