Building design is the work of shaping a new home or a significant addition before anyone draws permit sheets: deciding which rooms it needs, where it sits on the lot, how it looks, how much energy it will use and whether it can be built for the money available. The same process applies to a custom house, a rebuild on an existing lot, a detached garage with a studio above, or a laneway or garden suite behind the main house.
It's the stage where changes cost the least. Moving a wall on a sketch takes minutes; moving it after the footings are poured means demolition. Good design work tests several options against your lot, your household and your budget, and settles the big decisions before the technical drawings begin.

Building designer, architect or design-build firm: three ways to get a house designed
Each route can take a project from first sketch to permit, but they're organized differently and carry different legal limits. In Ontario and Quebec, the size and type of the finished building decide whether an architect is required, as our architects page explains. Within those limits, the choice depends on how complex the project is and how you want to hire the builder.
- Building designer or technologist: a practical choice for many houses, garages and additions within the provincial limits, usually strongest on layout, code compliance and buildable details.
- Architect: required for larger buildings, and worth considering for sloped, narrow or heritage lots or when the design itself is a priority.
- Design-build firm: one contract covers design and construction, which simplifies coordination but ties the drawings, the pricing and the builder together.
- Stock plan adapted by a designer: a starting point that can shorten design time, though it still has to be fitted to your lot, local zoning and climate.
Residential design stages: programming, site analysis, concept design and design development
Most designers work in stages, each ending with a review where you approve the direction before more detailed work starts. Jumping ahead feels faster but usually means redrawing later.
- Programming: a written list of the spaces you need, how they relate to each other and how your household is likely to change over the coming decades.
- Site analysis: sun path and views, slope and drainage, mature trees, soil and services, snow and wind exposure, and the zoning envelope that limits height, setbacks and coverage.
- Concept design: a few layout and massing options, often with simple 3D views, compared against the program and the budget.
- Design development: the chosen option refined with window sizes, wall and roof assemblies, a structural strategy, the heating and ventilation approach and the main finishes.
- Laneway and garden suites: servicing routes, emergency access and the relationship to the main house often shape the design as much as the floor plan does.
- Hand-off: once the design is frozen, the team prepares the permit set and, if you want them, detailed construction documents.
Designing for energy performance: envelope, windows and EnerGuide modelling before construction
Energy decisions are cheapest while wall thickness, window area and orientation, roof shape and the heating system are still open. Natural Resources Canada's EnerGuide Rating System lets a builder have the plans evaluated first: an energy advisor working with a service organization uses energy simulation software to estimate how much energy the house will use once it's built. When the house is finished, the advisor returns to confirm the planned upgrades were built and to run a blower door test, and the house receives an EnerGuide label and a report.
Code compliance comes into it too. Toronto's new-house permit guide asks for an energy efficiency design summary showing how the house meets the Ontario Building Code's energy efficiency requirements, by either a prescriptive or a performance method, so energy choices need to be settled before the permit set is final.
- Compact massing with fewer jogs and corners, which is simpler to insulate and air-seal.
- Windows placed with orientation in mind, balancing daylight and winter sun against summer overheating.
- Enough depth in walls, roofs and mechanical rooms for the insulation, ventilation equipment and ductwork the chosen systems need.
- A continuous air barrier designed into the details rather than left for the crew to improvise.
Accessible, aging-in-place house design: features that are easy now and costly later
Designing for accessibility doesn't have to look institutional. CMHC's guidance on low- and no-cost accessibility changes, written for existing homes, points to lever handles, clear paths of travel with extra manoeuvring room at doorways, grab bars, a sink usable standing or seated, visible stair edges and motion-detecting lights at the entrance. In a new design, most of those ideas cost little when they're drawn in from the first concept.
- A step-free entrance, planned with grading and floor heights during site analysis.
- A main-floor room that can become a bedroom, close to a bathroom with space to turn a walker or wheelchair.
- Generous hallways and doorways, with lever hardware throughout.
- Solid blocking in bathroom walls so grab bars can be added later without opening them.
- Straight, well-lit stairs, with space reserved for a future stair lift or stacked closets that could become an elevator shaft.
Keeping a new house design aligned with your construction budget
The budget belongs in the program, not in a surprise when bids arrive. Floor area, the number of corners and roof lines, long spans and walls of glass, basement depth, site work and the level of finishes drive construction cost far more than design fees, and every one of them is decided on the drawings.
Design to a target floor area before refining the look, and treat design development as the last inexpensive moment to cut. Keep a list of scope that could come later, such as a finished basement, a deck or a detached studio, so there's room to adjust when prices come in high without redesigning the house itself.
Who owns house plans in Canada: copyright, licences and reusing a design
Canada's Copyright Act treats plans and drawings as artistic works and protects a building itself as an architectural work. The author is the first owner of the copyright, except that work made by an employee in the course of the job belongs to the employer unless they've agreed otherwise. In practice, the design firm or independent designer usually owns the copyright in your house plans, and what you receive is permission to use them.
That permission comes from your contract. The Act says an assignment of copyright, or a licence granting an interest in it, is valid only in writing and signed by the owner, so ask for a clause stating whether you can build the design more than once, hand the files to another professional to finish or revise, or reuse them for a future addition. With a design-build firm, ask whether you can take the drawings to another builder if you don't sign the construction contract, and on what terms.
Building Design: frequently asked questions
Should I have a designer look at a lot before I buy it?
If you can, yes. Zoning limits, slope, trees, easements and access to services can shrink what you're able to build, and a short feasibility review often reveals problems a listing won't mention.
Can I use a stock house plan instead of a custom design?
Many people start from one. It still has to be adapted to your lot, local zoning, snow and frost conditions and the energy requirements of the code, and the seller's licence decides how many times you can build it and whether it can be modified.
Is an EnerGuide rating worth it for a new house?
It's often optional, but useful. Evaluating the plans shows which upgrades are worth making before anything is built, and the label issued after the blower door test documents the finished house's energy performance for owners and future buyers. Ask your designer to bring an energy advisor in during design development.
How is building design different from construction drawings?
Building design decides what the house is: its layout, form, materials and performance. Construction drawings document how to build it, in enough detail for permits, pricing and the crew. Some firms offer both; others hand the finished design to a drafter or technologist.
How many design options and revisions should I expect?
Most designers present a few concept options and then refine one. Agree in writing on how many rounds of changes the fee covers at each stage, and what counts as a new design rather than a revision.
