Most sheds start as one of two things: a kit made in a factory and assembled on your base, or a shed framed on site to your plans. The difference is in fit, flexibility and how much of the design is already decided for you.

  • Prefab kit: pre-cut or panelized parts with instructions, quick to put up, but sizes, door positions and roof shapes are limited to what the manufacturer offers.
  • Kit assembled by a pro: the builder puts it together, squares it and anchors it, which matters because a racked frame leads to doors that bind and panels that leak.
  • Custom-built: framed on site to any size, roof pitch or siding, so it can match the house, fit an awkward corner or take a wide double door.

Shed materials: wood, vinyl and metal compared

The material decides the look, the upkeep and how the shed copes with snow, sun and cold. With any kit, ask for the manufacturer's snow-load information before you buy.

  • Wood: the easiest to customize, insulate and fit with shelves, windows or a loft; it needs paint or stain and must be kept away from soil and splashback to avoid rot.
  • Vinyl or resin: moulded panels that don't rot, never need painting and resist dents; they come as kits in set sizes, and shelving has to hang from the frame the manufacturer provides.
  • Metal: steel or aluminum panels that won't rot and resist fire; a light metal shed must be anchored against wind, and condensation can form inside on cold nights.

Shed foundations: gravel pad, skids, concrete slab or piers

A shed floor that stays level keeps doors swinging freely and the walls square. The enemy is frost: wet, poorly drained soil swells as it freezes and lifts whatever sits on it, often unevenly. A floating base, such as gravel or skids, can move slightly with the ground and be re-levelled, while footings that reach below the frost line hold the shed still. The choice depends on the shed's size and weight, the soil and the slope.

  • Gravel pad: topsoil is removed and compacted crushed stone is laid in a level bed a little larger than the shed, which drains well and suits most small and mid-size sheds.
  • Skids: pressure-treated timbers under the floor frame, set on gravel, that keep the floor off the ground and let the shed be moved later.
  • Concrete slab: a solid, durable floor for heavy equipment or a workshop; it must be poured on a compacted, well-drained base and shaped so water runs away from the door.
  • Concrete piers or helical piles: supports that reach below the frost line, useful on slopes, in poorly drained soil or where the shed must not move at all.

Shed permits and zoning: what Toronto and Montreal require

Toronto's permit guidance spells out when a shed needs no building permit: it is not more than 15 m² in gross area, not more than one storey, not attached to any building or structure, used only for storage ancillary to the house, and has no plumbing. A shed that misses any of those conditions needs a permit. The page also stresses that the zoning bylaw must be followed even when no building permit is required, so setbacks, height and lot coverage still apply to a small shed.

In Montreal, sheds are outbuildings under borough rules. The city's page on sheds and other outbuildings says a permit may be needed depending on the type or dimensions, that each borough's planning bylaw sets the maximum height, that you must keep specific distances from the house, the lot lines and the street, and that an outbuilding can't go in the front yard except in specific cases. Outbuildings also count toward the share of the lot that buildings may cover, and the city recommends checking with your borough before buying or installing one.

  • Have a survey or, in Quebec, a certificate of location on hand, so the shed is measured from the real lot lines rather than from a fence.
  • Check for easements, such as a utility right-of-way, where nothing may be built.
  • Ask how the rules change if the shed will have power, a loft or a use other than storage.

Shed placement, drainage and snow load: avoiding common problems

Most shed trouble comes from where it sits rather than how it was built. Within the legal setbacks, pick high, dry ground with room to open the doors, reach every wall and clear snow.

  • Low spots: a shed in a hollow or at the bottom of a slope sits in meltwater every spring, which rots the floor and heaves the base.
  • Roof runoff: aim the roof edge and any eavestrough so water and sliding snow land on your own lot, not against the house, a fence or the neighbour's yard.
  • Snow load: a flat or low-slope roof holds snow longer, so choose a kit rated for your region's snow or a roof framed for it, and rake off heavy buildup from the ground.
  • Piled snow: keep the shed out of the spot where snow from the driveway gets blown or plowed, since those banks load the walls and melt slowly.

Running electricity to a shed: licensed electrician, notification and inspection

Lights, outlets or a heater in a shed mean a new circuit from the house, usually through buried cable or conduit. That is electrical work for a licensed electrician, not a shed builder, even when the shed is small. Plan it before the base goes in, while a conduit is still easy to lay.

In Ontario, anyone you hire for electrical work in your home must, by law, be a Licensed Electrical Contractor. Almost all electrical work must be reported to the Electrical Safety Authority through a notification of work filed before the work starts, and an installation must be inspected before it is concealed or buried, which includes an underground cable run to a shed. In Quebec, electrical contractors hold a licence and are qualified through the Corporation des maîtres électriciens du Québec.

  • Before the trench is dug, have underground lines marked through the locate service, such as Ontario One Call in Ontario, and hire a private locator for lines you own, such as one to a pool or a garage.
  • Size the circuit for what you'll actually use, since a compressor, a table saw or a heater draws far more than a light and an outlet.

Storing fuel and chemicals in a shed, and yearly shed upkeep

Health Canada advises storing paints, solvents, gasoline, fuels, varnishes and other products that may release harmful fumes or catch fire outside your home, which often means the shed. It also advises keeping chemical products tightly closed in their original containers, out of sight and reach of children and pets, away from places where temperatures swing, and checking containers regularly for leaks. In a shed, that means a shaded, ventilated corner away from anything that sparks or heats up.

  • Lock the shed, or a cabinet inside it, when children play in the yard.
  • Never mix chemical products, and keep pool chemicals, fertilizers and fuels on separate shelves.
  • Before winter, follow the equipment manuals for storing the mower and trimmer, and check fuel containers for leaks.
  • In spring, look for a base that frost has shifted, doors that bind, and water stains on the floor or under the roof.

Do I need a permit to build a shed?

It depends on the municipality. In Toronto, a detached, one-storey storage shed of not more than 15 m² with no plumbing needs no building permit, though zoning still applies. In Montreal, the borough decides based on type or size. Check before you buy.

How close to the fence can I put a shed?

Your local zoning bylaw sets it, and the distance is measured from the lot line, which may not be where the fence is. Even where the rules allow a shed close to the line, leave room to maintain the walls and make sure roof water and snow stay on your side.
