The boiler sits at the centre of the house: it heats the radiators, it usually heats the water in the taps, and when it stops the whole building notices. Installation covers a like-for-like swap in the same position, a change from one type of boiler to another, and the conversions that come with it, such as removing a cylinder and loft tanks or, in the other direction, adding a cylinder to serve more bathrooms.

It is also tightly regulated work. Gas boilers may only be worked on by an engineer registered with Gas Safe Register, the appliance must meet the efficiency and control requirements that Building Regulations impose, the flue has to terminate where Approved Document J allows, and in England and Wales the installation is notified to the local authority so that a compliance certificate can be issued to you.

The quality of the job is decided by things you cannot see once the case is back on: whether the system was cleansed, whether the gas supply pipe is big enough, whether the controls were set up for the house rather than left on factory defaults, and whether the commissioning readings were written down.

Combi, system or regular: matching the boiler to the house and the hot water demand

The choice between boiler types is really a choice about hot water. A combi makes it instantly and stores none, so it frees up cupboard and loft space but delivers only as much as it can heat in the moment. A stored system keeps a cylinder of hot water ready, which copes with two showers at once but takes up space and needs reheating.

Where a cylinder is unvented, meaning it is fed at mains pressure rather than from a tank in the loft, it is covered by the Building Regulations requirements for hot water supply and systems set out in Approved Document G, and the installer needs the right qualification for that work as well as for the gas.

  • Combi: no cylinder, no loft tanks, mains pressure showers, but performance depends on the incoming water main and hot water for two outlets at once is a stretch.
  • System boiler with an unvented cylinder: strong simultaneous flow to several bathrooms, at the cost of cupboard space and an extra regulated component.
  • Regular boiler with a vented cylinder and loft tanks: the traditional layout, often the simplest replacement in an older house and forgiving of poor mains pressure.
  • Converting between types adds pipework, controls and making good, so compare conversion quotations on scope rather than on appliance model alone.
  • Off the gas grid, oil and LPG boilers follow the same shape of decision, with the addition of a fuel store that is itself regulated work.

Boiler Plus, Building Regulations and the certificate that proves the job was notified

England's rules for a replacement boiler are stricter than many homeowners realise. The 2018 changes to Approved Document L that became known as the Boiler Plus standards set a minimum efficiency of 92 per cent for gas boilers and require a boiler interlock plus time and temperature control whenever an oil or gas boiler is replaced in an existing dwelling. A gas combi must also have one additional energy efficiency measure: flue gas heat recovery, weather compensation, load compensation, or smart controls with automation and optimisation. A quotation that mentions none of this is worth questioning.

Notification is the other half. Gas Safe Register operates an authorised self-certification scheme, and where a Gas Safe registered business installs a heat producing appliance it must notify the work to the relevant local authority within 30 days, after which a Building Regulations Compliance Certificate should reach you by post within 10 to 15 working days. Gas Safe is clear that this route applies in England, Wales, Jersey, Guernsey and the Isle of Man, and that different arrangements apply in Scotland and Northern Ireland. Keep the certificate: it is the paperwork a buyer's solicitor asks for.

In Scotland the work sits within the building warrant system, with certification by an approved certifier of construction available where a warrant is required. Northern Ireland applies its own building regulations, with Technical Booklet L covering combustion appliances and fuel storage systems. Wherever you are, the appliance's flue and air supply are governed by the combustion rules — in England, Approved Document J, which covers air supply, the discharge of combustion products and protection of the building, and whose 2022 amendments extended the provisions for carbon monoxide alarms from 1 October 2022.

How a boiler installation should run, from survey to commissioning

A survey worth the name looks past the old appliance. It measures the gas supply pipe from the meter, because a bigger burner may need a bigger pipe; it checks where the flue can terminate in relation to windows, doors and boundaries; it plans where the condensate will drain and whether that route will freeze; and it asks what the household actually wants from hot water rather than assuming the last boiler got it right.

On the day, the sequence matters. The system should be cleansed before the new appliance goes on, not after, with fresh inhibitor added and, in most cases, a filter fitted on the return. Electrical connections and controls are wired and set up, the appliance is fired and commissioned, and the engineer records the readings — gas rate, working pressures, flue gas analysis — rather than simply declaring it fine.

Ask for a handover rather than a goodbye. You want to know what the pressure gauge should read cold, where the filling loop and isolation valves are, how the controls are programmed and how to change them, and what the service interval is. It takes ten minutes and prevents most first-winter call-outs.

Replacing the boiler or changing the heating: how the decision differs

A like-for-like gas replacement is the path of least resistance: same fuel, similar position, familiar controls, minimal disruption. It is also the moment when any upgrade is cheapest to do, because the system is drained and the floor may already be up.

Changing to a heat pump is a different project. The appliance delivers heat at a lower flow temperature, so the design has to start from the building's heat loss and the size of the emitters rather than from the rating of the old boiler, and there is an outdoor unit to site. It is also the only one of the two routes that attracts the main national grant.

If a change of system is on the table, get both propositions properly surveyed and written down, including what happens to the cylinder, the controls and the radiators in each case. Comparing a fully specified heat pump design against a single-line boiler quotation tells you nothing useful.

Grants that apply to a new heating appliance, and the ones that do not

The Boiler Upgrade Scheme does not help with a new gas boiler. It is a grant for replacing a fossil fuel system with a heat pump, or with a biomass boiler in limited rural cases, in England and Wales. The scheme is installer-led: an MCS certified installer applies to Ofgem on your behalf, the value is taken off what you pay and shown on your quotation and invoice, and the installation must be commissioned within 120 days of the application.

For a boiler itself, the Energy Company Obligation is the route that can apply, because it can put funding towards repairing or replacing a boiler as well as insulation, for households claiming certain benefits in private housing and for people in social housing. You approach it through your local council or through an energy supplier taking part in the scheme.

In Scotland, Home Energy Scotland offers Scottish Government funding towards heat pumps and heat network connections for owner-occupiers, with MCS certification required for both installer and product and hybrid heat pumps excluded. Check the current terms before you commit to a system, because scheme rules and funding windows change.

Benchmark, warranties and what the law already gives you

The Benchmark commissioning checklist is the industry document that records how a new appliance was commissioned. It is run by the Heating and Hotwater Industry Council with boiler manufacturers and the wider supply chain, and HHIC states that completing the Benchmark checklist is already a means of meeting the commissioning requirements within Part L of the Building Regulations, with the documentation supplied alongside the appliance. Make sure the engineer fills it in and leaves it with you, and read your manufacturer's warranty terms to see what they ask for, including the service interval.

Alongside any warranty, the Consumer Rights Act 2015 provides that every contract to supply a service is to be treated as including a term that the trader must perform the service with reasonable care and skill. That applies to the installation itself, not just to the box, and it is the backstop if workmanship rather than the appliance turns out to be the problem.

Keep the paperwork together: the Benchmark checklist, the Building Regulations Compliance Certificate, the appliance instructions and the warranty registration. It is the fastest way to settle a warranty claim and the first thing a buyer's solicitor will ask for.

What makes one boiler quotation higher than another

  • Whether the job is a straight swap in the same position, or a conversion that moves the appliance and changes the hot water arrangement.
  • Gas supply pipe upgrades from the meter, which are common in older properties and easy to leave out of a cheap quotation.
  • Flue route and termination, including any work at height or through a tiled roof.
  • The controls specified, since Building Regulations require time and temperature control and gas combis need an additional efficiency measure in England.
  • System cleansing, inhibitor and a magnetic filter, plus any pipework replaced because it is undersized or blocked.
  • Removal and disposal of the old appliance, cylinder or loft tanks, and making good afterwards.
  • The length of the manufacturer's warranty offered, which often depends on the installer's accreditation with that brand.

Does a new gas boiler have to meet a minimum efficiency?

In England, yes. The Boiler Plus standards introduced in 2018 through Approved Document L set a minimum efficiency of 92 per cent for gas boilers and require a boiler interlock plus time and temperature control when any gas or oil boiler is replaced in an existing dwelling, with gas combis needing one further measure such as weather compensation, load compensation, flue gas heat recovery or smart controls with automation and optimisation.

What certificate should I receive after a boiler installation?

If an unvented cylinder is being installed or replaced, yes. Unvented hot water storage falls under the Building Regulations requirements for hot water supply and systems covered by Approved Document G, and that work needs an installer qualified and registered for it, separately from their gas registration. Ask which competent person scheme will certify it.

How long should the whole installation take?

A straight swap is often a day or two, while a conversion between boiler types, or a first-time cylinder, can run to several days because of pipework and making good. What matters more than the number of days is the sequence: cleansing before the new appliance goes on, commissioning readings recorded, and a proper handover of the controls.
