An agent represents you when you buy, sell or lease property. Property managers look after rental properties for owners: finding tenants, collecting rent and arranging maintenance. Valuers give an independent opinion of a property’s value, often for a lender, and building inspectors report on a property’s condition before you buy.

Real estate agents and property managers are licensed at state and territory level. In New South Wales, for example, NSW Fair Trading is the state’s consumer protection regulator: it regulates the industries and occupations that need a licence, and its licensing service lets you check credentials. Ask which state or territory licence an agent holds and check it with that regulator.
